El Paso Housing Market Update: What Buyers and Sellers Need to Know Right Now

Rates are up nationally, headlines are calling the market "cooling," and it's easy to assume El Paso is riding the same wave as everywhere else. It isn't — not exactly. Here's what the numbers actually say, and what they mean depending on which side of the transaction you're on.

Where El Paso stands right now

Local market data puts El Paso's median sale price at $269,950, up about 2% year-over-year — steady, not explosive. Single-family homes are running a bit higher at $277,950 median, while townhomes come in around $226,500.

The number that stands out is speed: El Paso homes are averaging 54 days on market, compared to a national average of 58. Inventory sits at 3.70 months of supply. Anything under 4-5 months typically favors sellers, so El Paso is leaning that direction — but it's not the frantic, multiple-offers-in-a-weekend market some other Texas metros saw a few years back. It's a market with real balance in it, which is a healthier place to be buying or selling than an extreme in either direction.

One more number worth noting: the median change from original list price to sale price is sitting at 0%. Homes here are largely selling at what they're listed for. That tells you two things — sellers who price accurately aren't leaving money on the table waiting for a bidding war, and buyers who lowball an accurately priced home are more likely to lose it than win a discount.

The national backdrop

Mortgage rates have been the story all year, and not the story anyone predicted back in January. The 30-year fixed averaged 6.76% as of the first week of September, and industry experts are largely expecting rates to hold in the mid-6% range through the rest of 2026 rather than drift down into the low-6s like earlier forecasts suggested. Inflation and overseas geopolitical tensions get most of the blame for that shift.

Here's the part that surprises people: even with sales activity revised downward nationally, price forecasts weren't cut. Limited inventory is still doing enough heavy lifting to keep prices moving upward, just at a slower pace than the frenzy years. Existing home sales are still expected to finish 2026 ahead of 2025 — just not by as much as originally projected.

What this means if you're buying

A mid-6% rate isn't the number anyone wants to hear, but "waiting for rates to drop" has been the wrong bet for most of this year — they've moved sideways to slightly up, not down. If a home fits your budget at today's rate, waiting for a rate rescue isn't a strategy, it's a gamble. And with El Paso homes selling in under two months on average, "I'll think about it" can mean missing a home that's still priced right.

VA buyers and first-timers: the fundamentals here haven't changed — competitive rates relative to conventional loans, and a market that isn't requiring you to waive every contingency to compete. That's worth something.

What this means if you're selling

Price it right the first time. With the median sale-to-list ratio at 0%, El Paso buyers are paying what homes are actually worth — they're not chasing overpriced listings hoping for a discount, and they're not needing to overbid on underpriced ones either. A home that sits past 60-70 days in this market is almost always a pricing problem, not a "market is slow" problem.

If you're weighing a move — right-sizing up for a growing family, downsizing now that the kids are out, or a life change that's forcing the decision — 54 days on market and steady 2% appreciation is a good environment to make that move in without a lot of downside risk sitting on the sidelines.

Bottom line

El Paso isn't immune to what's happening with national rates, but it also isn't behaving like the national headlines. Homes are moving faster than average, pricing is holding steady, and the market has enough balance that neither buyers nor sellers are getting steamrolled.
